Restore the infrastructure. Move industry forward.

Northline Industrial, LLC is advancing the acquisition and phased redevelopment of the former Wausau mill complex in Groveton, within the Town of Northumberland, New Hampshire, as a development-stage rail-served industrial-services platform. Planned Phase One services are not yet commercially available.

The cause

Industrial capability should not disappear quietly.

The former Wausau mill complex once connected infrastructure, people, and production. Northline’s work is to return that legacy site to productive use with a focused first operating step, disciplined execution, and a long view of what the region can build again.

This is about more than reusing land. It is about creating skilled jobs, building local training pathways, strengthening rail logistics, and proving that rural industrial communities can compete for the next generation of investment.

The work that returns a railcar to service—and what it can unlock.

Northline’s Phase One concept brings four core service capabilities together at one planned platform. A separate, evidence-gated path preserves the site’s longer-term industrial upside.

01

Cleaning & Wash

Automated cleaning, heat, product recovery, and controlled residual pathways.

02

Inspection & Repair

Certification-led inspection, light mechanical work, and bad-order support.

03

Coating & Lining

Surface preparation, controlled application, cure, and documentation.

04

Storage & Transload

Staging, heating, selective transfer, and railroad-coordinated movement.

05

Beyond Phase One

Separately gated rail, logistics, tenant, manufacturing, and energy opportunities.

Why this platform

Proximity changes the railcar equation.

When a railcar travels empty or out of route to reach essential service capacity, the asset is moving without carrying the load it was built to move. Northline’s opportunity is to place multiple fleet services closer to the freight flows they support—and build a stronger industrial base around that operating need.
